Code of conduct

RoomSwapping relies on trust, safety, honesty, and respectful behaviour between guests, hosts, and community members. This Code applies whenever you use the platform, including browsing, messaging, booking, hosting, reviewing, or exchanging rooms.
1. Who this applies to
This Code applies to all RoomSwapping users, including guests, hosts, verified students, free users, and paying users. Hosts remain responsible for the behaviour of individuals they authorise within the accommodation during a booking.
2. Respect and inclusion
Users must treat others respectfully and must not engage in harassment, intimidation, hate speech, threats, discrimination, abusive behaviour, or unwanted sexual conduct. Discriminatory refusals of bookings based solely on protected characteristics are prohibited.
3. Authenticity and trust
Users must provide accurate information and maintain only one genuine personal account unless explicitly authorised by RoomSwapping.
- Identity and verification information must be truthful.
- Fake accounts, impersonation, forged documents, or deceptive practices are prohibited.
- Photos uploaded to profiles, verification flows, or listings should accurately represent reality.
4. Safety first
- Respect accommodation, neighbours, property, and agreed occupancy limits.
- Do not invite unauthorised guests without host approval.
- Use the platform's messaging and payment systems. When a booking is made through RoomSwapping and on-platform payment is available, circumventing it to avoid fees, security measures or platform protections is prohibited.
- Report urgent safety concerns or unlawful activity immediately.
5. Fair dealing
- Act honestly and in good faith during bookings and exchanges.
- Respect confirmed bookings and communicate cancellations as early as reasonably possible.
- Keep listings, availability, and house rules accurate and up to date.
- Do not manipulate pricing, reviews, rankings, or booking processes.
6. Communication
- Keep communications respectful and relevant.
- Do not send spam, scams, fraudulent offers, or unrelated advertising.
- Respond to booking-related communications within a reasonable timeframe whenever possible.
7. Listings
- Listings must accurately reflect the accommodation offered.
- Do not publish duplicate, misleading, unlawful, or infringing listings.
- You are responsible for ensuring that your hosting activity complies with applicable lease terms, building rules, and local laws.
8. Reviews
Reviews should reflect genuine experiences and must not contain threats, extortion, discrimination, personal attacks, or false information. Fake reviews or review manipulation are prohibited.
9. Reporting concerns
Users may report suspected violations, abuse, fraud, or safety concerns through the platform or via the Contact page. Emergency situations should first be reported to the appropriate local emergency services.
10. Enforcement
RoomSwapping may investigate reports and take proportionate measures including warnings, content removal, feature restrictions, booking cancellation, payout holds, account suspension, or permanent account termination where justified under platform rules or applicable law.
11. Appeals
If you believe an enforcement decision was incorrect, you may contact RoomSwapping through the Contact page or reply to the relevant moderation communication for review.
